Best Tips for selling a home P1

Are you getting ready to sell your home? If so, here are five things you need to know before you go to market.

  1. Not all markets are created equal, and if you are selling during a really strong seller’s market, you may not need to worry too much about repairs, but it is certainly something to consider whether it is a buyer’s OR seller’s market. So with that said, no one enjoys living in a construction zone but you may end up paying less to have the repairs taken care of than to give the buyer a credit on the back end. The buyer will get their estimates and they will make their decisions on what they think is a reasonable amount of money to spend on the repairs. The alternative is having the house ready to go without any major repairs needing to be done (this is ideal). Any visible small repairs should definitely get done because the potential buyers walk through and they see those sorts of things which gives them the idea that there might be more repairs to be done. This will reduce the value of the home in their mind which might not be true but that’s the perception so if at all possible take care of the repairs before you go to market.

  2. Remove all personal items from the space! Those great photos of you with your kids on vacation, the afghan knitted for you by your grandmother, and all those heirlooms need to be put away because you want your potential buyers to be able to envision themselves in the space. The less stuff that feels uniquely like you in the space is going to make it easier for them to visualize themselves living there and that’s exactly what you want.

  3. Don’t be in the house when the tours are happening! You may think you are able to dodge, weave or go hang out in the backyard but it actually makes people really uncomfortable to know that the owner is there. They need to speak freely with the other decision maker(s) and their Realtor®, and that might include some less than favorable comments about some of your design choices as well as the house in general. So be sure to make yourself scarce while the home tours are happening.

  4. Professional photos are a must! There is no shortcut around it, taking photos of a home is a very specific skill set and photographers/videographers who specialize in this are worth their weight in gold. The return will come to you on the back end when you sell.

  5. Hire a professional Realtor®! You’re probably thinking I’m saying this because I’m a professional Realtor®. In reality, I am actually saying this because I was a real estate investor before I was a Realtor®. I learned so much even before I got my license just watching what those realtors told me to do and not to do in order to maximize the value of my investment. One of the things that a great Realtor® will do is come up with a marketing campaign. Nowadays that’s everything from print, walking the neighborhood, to talking to neighbors about who they might know, plus the whole online presence which includes Linkedin, Facebook, Instagram. My gosh there are so many different places that can be hit and if you’ve got a good Realtor® they’re going to have a marketing plan that is going to make sure that your home is seen widely which will bring more offers to the table for you.

BONUS TIP ~

I’m going to give you an extra one on top of the five I already gave you, which is to make sure you get a really good comparative market analysis or CMA from a Realtor® who actually specializes in your neighborhood. When you are selling, you want to make sure that your Realtor® shows you a CMA so you can discuss how to price your home appropriately so that it can sell for the fair market value (or better) and sell quickly!
